PMI Southwest Florida Rental Criteria

Before you apply for the home, read the following information carefully concerning our rental criteria.

PMI Southwest Florida fully complies with the Fair Housing Law. We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, gender identity or age. We also comply with all state and local fair housing laws.

It is the policy of PMI Southwest Florida that applications must be completed, and all fees paid prior to submission for consideration. We evaluate completed applications on a first come - first served basis.

The number of occupants must be in compliance with HUD standards/guidelines for the applied for unit.

Pets: For Applicants with pets, we use a third-party pet screening service. ALL applicants must create a pet and/or animal profile or "no pet" profile by clicking this link (note: there is cost of $30/$25 for the first pet and $25/$20 for each additional pet.) This pet profile will be submitted with your application.

ESA Animals: Medically necessary animals for the benefit of the occupant(s) are permitted with valid documentation from a medical or mental healthcare provider. Fees and deposits are waived for medically necessary animals. THE ESA APPROVAL MUST BE OBTAINED WITH OUR PET SCREENING SERVICE. PMI Southwest Florida does not review/evaluate ESA documents for approval.

For Applicants without pets, we still require you to register with our pet screening service to verify that you do not have a pet by clicking this link (note: there is no charge to you for doing this). This will be submitted with your application.

Required Supportive Documentation

  1. Valid Driver’s License or other Photo ID for each Residential Lease Application submitted.
  2. Verifiable Proof of Income (Min. 3 months pay stubs or 2 years of tax returns).
  3. Completed Pet Screening Profile (if applicable).

$70.00 Application fee per adult over 18.

GENERAL RENTAL CRITERA

Twelve months of Good Rental History: No Forcible Entry & Detainers (Evictions) unless you have verifiable documentation of landlord irresponsibility. No history of any damage to the residence, or an outstanding balance due to a previous landlord. If you have no prior rental history, we will still consider your application. You may be required to have a Co-signer or Guarantor depending on your credit history, income, and employment history. Co-signers complete the application in the same manner as a tenant applicant. Rental credit history and or civil court records must not contain eviction filing, landlord collections, liens or open bankruptcy within the past 7 years.

Verifiable Gross Income: Applicants must have a combined gross income of at least two and a half (2.5) times the monthly rent. We reserve the right to require a Co-signer or Guarantor. A minimum of two years residential rental or ownership history is required. Self-employed applicants may be required to produce, upon request, 2 years of tax returns or 1099’s and non-employed individuals must provide verifiable proof of income. All sources of other income must be verifiable if income is needed to qualify for a rental unit.

Criminal Background Check: Criminal records must contain no convictions for felonies within the past 7 years involving the manufacturing or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.

Security Deposit: Applicants will be required to pay a security deposit 24 hours after lease execution in a minimum amount of one month’s rent. We reserve the right to require a higher security deposit and/or additional prepaid rent based on your tenant screening results.

Resident Benefit Package Requirement: The PMI Southwest Florida Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $39.95/month, payable with rent.

Upon Approval: The applicant(s) will be notified by phone, email or both. Once your application is approved, you will have 24 hours to sign the lease once it has been sent and 24 hours to submit the required Security Deposit to secure the property and take it off the market. If the lease and security deposit are not received within the allotted time, PMI Southwest Florida reserves the right to process the next application received or consider any other approved applications.

APPLICANT understands and agrees that multiple applications may be taken by Landlord or Management for the same property and Landlord or Management may approve who they wish even if multiple applicants qualify. APPLICANT understands that some applicants may be offering to pay amounts exceeding the advertised rent and APPLICANT agrees and understands that Landlord or Management may choose to accept an applicant who is offering to pay an amount exceeding the advertised rent.

Sight Unseen Addendum: If any leaseholders have not physically seen the property prior to a lease being signed, a "Sight Unseen Addendum" will be required to be signed by all leaseholders.
